When and where are foreclosure sales conducted?

Thursday mornings at 10:00 a.m., at the office of the Public Trustee: 449 San Juan Street, Pagosa Springs, CO 81147.

What happens to the excess funds bid at a sale?

If an overbid occurred at the sale of a property, you may be eligible for overbid funds after all redemption periods have expired. 

Disbursement is carried out in the following order:

  1. Foreclosing lender to the extent of any deficiency bid.
  2. Junior lienors whose lien was of record when the Notice of Election and Demand was recorded, who filed a Notice of Intent to Redeem, and whose lien has not yet been redeemed.
  3. Property owner as of the recording of the Notice of Election and Demand

How often are the pre-sale list reports on the website updated?

Reports are generally updated weekly, however file information is posted real time as a case is worked.

What is your inclement weather policy?

If there is a delayed opening by county offices, the sale may be held as soon as the county offices open. 

In the case of closure, sales will be continued to the next regularly scheduled sale date. New bids will be required from the lenders.
