Treasurer’s Deed Applications

After a lien is 3 years old, the owner may apply for a Treasurer’s Deed. The treasurer will follow Colorado Revised Statutes in administering this process. The steps are:

  1. Complete an Application for Treasurer’s Deed.
  2. Deposit $400 with the Archuleta County treasurer to offset expenses associated with the process.
  3. Pay any subsequent liens or taxes due prior to execution of the Treasurer’s Deed.

The treasurer will:

  1. Record the tax sale lien certificate with the Archuleta County clerk and recorder.
  2. Order an ownership and encumbrance report on the title.
  3. Assign a sale date.
  4. Send two certified mailings to parties of interest as shown on the title report.
  5. Publish a notice three consecutive weeks in the Pagosa Sun.
  6. Post a notice on the property as needed.
  7. Research additional addresses for the property owner as needed.
  8. Post all expenses onto the tax account for collection upon redemption of the property.
  9. Refund the $400 deposit and lien redemption money to investor upon payment by owner.
  10. If no redemption is made, execute and record a Treasurer’s Deed upon payment of any current taxes due by the investor. View an example.
